  • Building Covenants - Ormeau Hills

    The purpose of Building Covenants is to protect and enhance the value of the buyer's investment. It is in the interests of purchaser that control be exercised over the design and construction of homes as well as the general appearance of the state. As the developer of the Estate, through these Covenants we seek to promote a prestige residential estate where the purchaser's resale values are maximised.

    A summary of the covenants is as follows:

    • All Buyers are required to submit their plans to the Ormeau Hills Sales Office prior to their submission to the Local Authority. Submission must include floorplans, elevations and site & landscape plans.
    • The living area must be atleast 170m2 including garage but excluding eaves, breezeways and porches.
    • Highset homes are to have a fully screened understorey and no foundations of concrete, steel or other stumping are to be left exposed.
    • Roofs are to be of tiles, slate, colourbond or other approved non-reflective material.
    • Curtains or blinds are to be erected to all clear glazed windows.
    • Driveways are to be asphalt, pavers or concerete with exposed aggregate (stamped or coloured).
    • Land not to be used for residential purposes until the dwellig is complete.
    • Grass or vegetation is not permitted to become overgrown.
    • Covenants are to be included with any sale or transfer of property ownership.
